The South of Wilshire Blvd neighborhood encompasses approximately half of all households within the Beverly Hills city limits. The neighborhood sits directly east of Century City, and south of Beverly Hills' commercial core which runs the length of Wilshire Blvd. The community is largely occupied by single family residences on modest flat lots, punctuated by areas zoned for multi-family construction. Apartments and condominiums are predominantly concentrated along the neighborhood's flanks and major thoroughfares. Although dense by Beverly Hills standards, most streets south of Wilshire maintain a park-like feel, lined with trees and well manicured lawns. The neighborhood is home to K-12 city of Beverly Hills public schools, namely Beverly Vista Elementary, Horace Mann Middle and Beverly Hills High.
The Southwest Beverly Hills Homeowners Association represents the interests of approximately 450 homeowners bounded by Charleville Blvd to the north, El Camino Drive to the east, the alley above Olympic Blvd to the south, and Linden Drive to the west. These homes sit on slightly larger lots and realize higher average prices than single family properties east of Beverly Drive.
Lot sizes are fairly uniform throughout the neighborhood and the vast majority of homes offer between 1,500 sq ft and 4,000 sq ft of living space. A few dozen properties between 4,500 sq ft and 6,500 sq ft are scattered throughout the community. All homes west of Robertson Blvd are serviced by alleys and many feature rear loading detached garages.
